Title Documents Land Registry Title Register

The Land Registry Title Register and Title Plan are the 2 documents that establish land, property and house ownership and describe what is owned. Each Title Register has a unique Title Number to identify it.

A property's title documents comprise the Title Register and the Title Plan. Between them they describe the property, its ownership, the terms upon which it is owned, encumbrances affecting the property, benefits which affect the property and any financial charges.
Title Deeds Land Registry Title Plan

The Land Registry now store online copies of many of the pre-registration and post-registration Title Deeds, including Leases and Mortgages, together with prior copies of the Title Register and Title Plan.

Prior to compulsory land registration the property was conveyed or transferred to a purchaser using Title Deeds, which were usually kept with the solicitor or in a bank safe following the purchase. Title Registration simplified the conveyancing process but property is still transferred using Deeds, from which the Title Register is compiled. Although after registration Deeds are largely redundant, they often serve a purpose in so far as they provide more detail of covenants and easements under which a property is held, and often provide guidance on boundary and rights of way issues.

Title Register

This is in 3 sections, the first displaying the date of first registration, tenure, address and easements. The next section provides ownership details, purchase price, date of purchase, restrictions on the power of sale and personal covenants. The final section contains details of mortgages, charges, restrictive covenants and other burdens.

 

Title Plan

A large scale OS based plan with an outline of the property and those nearby, displaying buildings and land affected by easements & burdens.

We can obtain copies of Land Registry documents for any registered property, even where there is no postcode or address as is the case with fields, moorland, woodland, building plots, derelict buildings, waste sites, lanes, alleyways, rivers, lakes, ancient monuments and grass verges.Search by Map
